Pace of Sunshine North

Premier Steel was approached by Melbourne Engineering company, O’Neill Group to manufacture and supply Truedek Steel Decking for the first-floor slab areas of 6 double-storey units for a large townhouse development for Pace Development Group at Sunshine North, west of Melbourne.

The site was located on the side of a hill overlooking the Maribyrnong River and was designed for 237 Townhouses and 32 Apartments with two and three story options.

Initially Truedek was only proposed for 6 of the Stage 1 Units, however, following the successful installation of the first townhouses, the project expanded to 12, then 18 and eventually grew to a total of 52 Units as the project developed, with further stages completed in 2021.

Due to the steep slope and site access issues, the rows of Units were designed on wide spanning structural beams, across areas that were difficult to prop. Spans of up to 7 metres were designed for the main span and included some with a 1.2m cantilever over the balconies. Smaller spans of up to 5 metres continued the slab to the Dincel retaining walls, including many of the driveway access areas.

For most of the longer runs, the packs of Truedek panels were craned close to the work areas as the job progressed, making the installation very fast, virtually halving the time for conventional decking.

Much of the design enabled a Truss/Pan/Truss configuration to be used, which meant a considerable cost saving with many of the areas using voided panels.

The development is called Pace of Sunshine North and is now completed with all of the Units sold.
